Landlord Gas Safety Certificate

Landlord Gas Safety Certificates (CP12) in North West, West & South West London

Gas Safety Certificates for Landlords, Letting Agents and Property Managers

Jac Plumbing & Heating Services Ltd provides professional Landlord Gas Safety Certificates (CP12) for landlords, letting agents and property management companies throughout North West, West and South West London.

As a landlord, there is a legal responsibility to ensure that all gas appliances, pipework and flues provided within a rental property are maintained in a safe condition. An annual Gas Safety Inspection carried out by a Gas Safe Registered engineer is required by law to protect tenants and ensure compliance with current gas safety regulations.

We provide reliable appointments, thorough inspections and prompt issue of your Gas Safety Certificate following a successful inspection.

What Is A Landlord Gas Safety Certificate?

A Landlord Gas Safety Certificate, commonly known as a CP12, confirms that all gas appliances, flues and associated pipework within a rented property have been inspected by a Gas Safe Registered engineer.

Following the inspection, the engineer records the condition of each appliance, confirms whether it is operating safely and identifies any defects requiring attention.

Once all necessary checks have been completed, the Gas Safety Record is issued for the landlord's records and should be provided to tenants in accordance with current legal requirements.

What Is Included In A CP12 Inspection?

Our inspections are carried out thoroughly to ensure the safety of both landlords and tenants.

During the inspection we will:

  • Inspect every gas appliance within the property.

  • Check gas tightness where appropriate.

  • Inspect gas pipework.

  • Check burner operation.

  • Verify safe ignition and flame supervision.

  • Carry out flue flow and flue integrity checks.

  • Test combustion where required.

  • Inspect ventilation requirements.

  • Confirm adequate gas operating pressures where applicable.

  • Inspect safety devices.

  • Check for signs of unsafe operation or carbon monoxide risk.

  • Issue the Landlord Gas Safety Certificate upon satisfactory completion.

Every inspection is completed carefully and in accordance with Gas Safe standards.

Why Is a Gas Safety Certificate Important?

Gas appliances that are not properly maintained can develop dangerous faults, including gas leaks, poor combustion and carbon monoxide production.

An annual inspection helps identify these issues before they place tenants at risk.

Maintaining a valid Gas Safety Certificate also demonstrates that landlords are meeting their legal responsibilities and provides important documentation should it ever be required.

If we identify any safety concerns during the inspection, we will explain the findings clearly and provide recommendations for any necessary remedial work.
